Full refinishing: sand, stain and seal
Refinishing takes a floor back to bare wood and builds it up again: the old finish and a hair’s-breadth of timber come off with progressively finer sanding, then the boards take stain (or stay natural) and two to three coats of hard-wearing finish. It is the difference between a floor that looks tired and one that looks like the day it was laid, at a fraction of the cost of replacement.
Most of Baltimore’s rowhomes still have their original narrow-strip oak under carpet or paint, and old-growth oak like that sands beautifully. Carpet, underlay and tack strips lifted, then several hundred staples pulled by hand: the slow part, and the part that decides how the floor sands. Three grit passes, edges done by hand, two coats of satin finish. Most Baltimore rowhomes still have their original oak under the carpet.
Radiator leak — boards replaced

A slow radiator leak had blackened the wood and cupped the board edges. Black staining that has reached the wood does not sand out. The affected boards were cut out and replaced, the new lengths staggered so the joints do not line up, then the whole room sanded flat and refinished.
